Security & Compliance
Our Commitment to Security
Protecting Your Transaction. Every Step of the Way.
Real estate transactions involve the largest financial transfer most people will ever make. At Platinum Title & Escrow, LLC, we take that responsibility seriously. Our security protocols are built around one principle: your funds and your personal information are never treated as routine.
This page outlines exactly how we protect you — from the moment your file is opened to the day your transaction closes.
Wire Fraud — Our #1 Security Priority
Wire fraud is the fastest-growing crime in real estate. Criminals intercept email communications, impersonate escrow officers, and send fraudulent wiring instructions that redirect your closing funds to accounts they control. Once funds are wired to a fraudulent account, recovery is extremely difficult.
IMPORTANT: Platinum Title & Escrow will NEVER send new or changed wiring instructions by email alone. If you receive any communication requesting a change to wiring instructions — even if it appears to come from our office — stop and call us directly before taking any action.
How We Protect You From Wire Fraud
-
We provide wiring instructions in person or by phone whenever possible — not by email alone.
-
Any changes to wiring instructions are verbally confirmed with a known contact before you act.
-
We train our staff to recognize business email compromise (BEC) indicators and respond immediately if our email system is suspected to be compromised.
-
We send wire fraud awareness reminders to all parties at the opening of escrow so everyone knows the protocol before funds are ever discussed.
-
We never ask you to wire funds to a personal bank account, a foreign account, or an account that differs from what was established at the start of your transaction.
How We Protect You From Wire Fraud
If you receive any communication that seems unusual — a request to change bank accounts, an urgent demand to wire funds immediately, or instructions that don't match what you've previously received — do the following:
-
Do NOT click any links or reply to the suspicious email.
-
Call our office directly at (702) 498-4782 using a number you have independently verified.
-
Do not wire any funds until verbal confirmation is complete.
-
If you believe you have already wired funds to the wrong account, contact your bank immediately and call the FBI's Internet Crime Complaint Center at IC3.gov.
How Your Escrow Funds Are Protected
As a licensed Nevada escrow company, Platinum Title & Escrow is required to maintain client funds in dedicated trust accounts that are strictly separated from our operating accounts. This is not optional — it is mandated by Nevada law and enforced by the Nevada Division of Mortgage Lending.
-
Client funds are held in segregated trust accounts and never commingled with company operating funds.
-
All disbursements require proper authorization and are processed only after all closing conditions have been satisfied.
-
We reconcile trust accounts regularly and maintain complete transaction records for all funds received and disbursed.
-
No funds leave escrow without the execution of proper closing documents and the satisfaction of all lender and contractual conditions.
Document Security and Confidentiality
Your closing file contains sensitive personal and financial information. We treat that information with the same care we would want for our own.
-
All client files are handled on secured systems with access restricted to authorized personnel only.
-
Physical documents are stored securely and disposed of in compliance with applicable privacy regulations.
-
We do not share your personal information with third parties except as required to complete your transaction or as mandated by law.
-
Email communications containing sensitive information are flagged and handled with additional care. For highly sensitive documents, we may request secure alternatives to standard email transmission.
-
Our team is trained on privacy best practices and the requirements of applicable state and federal privacy laws.
Nevada Licensing and Regulatory Compliance
Platinum Title & Escrow, LLC operates as a licensed escrow company under the oversight of the Nevada Division of Mortgage Lending. Our licensing requirements include:
-
Maintaining qualified escrow officers with the training and experience required by Nevada law.
-
Adhering to Nevada's escrow statutes governing the handling of client funds, recordkeeping, and transaction management.
-
Participating in regulatory examinations and audits as required.
-
Maintaining errors and omissions insurance coverage appropriate to our operations.
Our commitment to compliance is not just about meeting minimum legal requirements — it is about maintaining the trust that our clients, agents, and lenders place in us every day.
Title Insurance — Your Last Line of Defense
Even with every precaution in place, unforeseen title defects can surface after closing — undisclosed liens, errors in public records, forged documents in the chain of title, or unknown heirs with ownership claims. Title insurance protects you against these risks.
-
Owner's title insurance provides protection for as long as you or your heirs hold an interest in the property.
-
Lender's title insurance is typically required by your mortgage lender and protects their interest in the property.
-
Our team conducts thorough title searches prior to closing to identify and resolve known issues before they become post-closing problems.
-
In the event a covered title claim arises, your title insurance policy covers legal defense costs and any covered financial losses up to the policy amount.
